
Reconstruction plans for Mokdong Complexes No. 9 and No. 13 in Seoul's Yangcheon District have cleared the city's integrated review for urban renewal projects. If the two projects proceed as planned, the Mokdong area will gain new apartment buildings rising as high as 49 stories with a combined 7,810 units.
The Seoul Metropolitan Government said on the 22nd that it held the 20th meeting of its integrated review committee for urban renewal projects on the 21st and gave conditional approval to each of the two rebuilding projects. The review covered seven areas at once: architecture, landscape, education, traffic, disaster prevention, environment and parks.
Mokdong Complex No. 9, located around 312 Sinjeong-dong in Yangcheon District, will be rebuilt with 41 buildings and 3,958 units rising up to 49 stories. Mokdong Complex No. 13, around 327 Sinjeong-dong, is also planned at up to 49 stories, with 26 buildings and 3,852 units.
Both projects incorporated advice from a Seoul city subcommittee that the designs take into account the skyline across all 14 complexes in the Mokdong district. For Complex No. 13, the developers again adjusted the number of floors in sections with mid- and low-rise buildings and varied the heights of individual buildings, in line with recommendations raised during an earlier review.
Pedestrian connections inside and around the complexes will also be strengthened. Complex No. 9 will include a 15-meter-wide public walkway linking Complexes No. 8 and No. 10, along with a 25-meter-wide path connecting the central Mokdong area to Seoul Sinseo Elementary School.
Complex No. 13 is planned with a 15-meter-wide path linking Complexes No. 11 and No. 12 to Mokdong-ro, and a 25-meter-wide pedestrian corridor will be created between the Yangcheon District Office and Yangcheon-gu Office Station. The city plans to place trees, shading and rest areas along school routes and near bus stops so that pedestrians can walk in the shade.
As rebuilding projects across Mokdong move ahead one after another, Complex No. 13 is also selecting a contractor. A first round of bidding for the roughly 2.38 trillion won ($1.7 billion) construction contract drew only Samsung C&T's construction division, and the tender failed because it did not meet competition requirements.
Samsung C&T was again the sole participant at a second on-site briefing held recently. That makes the company the likely choice as contractor for Complex No. 13.
