DL E&C (375500) is offering "e-Pyeonhansesang Dongtan Station Urban One," a residential officetel complex near Dongtan Station. Located in Osan-dong, Hwaseong, Gyeonggi Province, an officetel is a studio-style unit used as either a home or an office, and the units are not counted as homes when authorities assess eligibility to apply for new apartments. Buyers do not need a housing subscription savings account, and rules on managing winning applicants and restrictions on repeat wins do not apply. Because the complex was first offered in an area outside regulated zones, the units can also be resold.
The complex will be built at 1021 Osan-dong, Dongtan-gu, Hwaseong. It consists of 610 apartment units in three buildings ranging from four basement levels to 46 floors above ground, and 240 residential officetel units in one building with three basement levels and 26 floors above ground. The officetel units break down into 72 units of 34 square meters and 168 units of 59 square meters in exclusive floor area. In an earlier application round, the units drew an average of 12.68 applicants each.
Floor plans come in 1.5-room and two-room layouts, with most units facing southeast or southwest. DL E&C said the 59-square-meter units, which account for 70% of the total supply, are designed for one- and two-person households as an alternative to small apartments. Community facilities will include an unstaffed lounge cafe and a multipurpose room.
Residents can walk to Dongtan Station, served by the GTX express rail line and the SRT high-speed train. Bus routes connect to Gangnam, Pangyo, Seoul Station, and Incheon and Gimpo airports. The Gyeongbu Expressway, Dongtan-daero and the Second Seoul Ring Expressway are nearby.
The Dongtan Station commercial district, Lotte Department Store Dongtan, Traders Wholesale Club Dongtan and Dongtan Station Gran Via Star are within walking distance. Nearby green space includes Cheonggye Central Park, Rivera Country Club, Dongtan Yeoul Park, Jaramoe Park and the Osan Stream.
Additional transport projects are under way. The extension of the GTX-A line to Samseong Station is scheduled for 2028. The Dongtan-Indeogwon line, linking Anyang in Gyeonggi Province with the Dongtan 1 and 2 new towns, is targeted to open in 2029. Move-in is set for July 2028.
