
A residential complex of 1,550 homes will be built between Mangwon Market and Hangang Park. The project will also add a park and public parking, and is expected to become a residential complex that blends with the existing neighborhood commercial district while improving convenience for residents.
The Seoul Metropolitan Government said on the 1st that it had finalized its Fast Track redevelopment plan for the area around 416-53 Mangwon-dong in Mapo District. The site is a low-rise residential area about 500 meters from Mangwon Station on Subway Line 6. It sits close to Mangwon Market and the commercial district along Poeun-ro known as "Mangridan-gil," and connects to Mangwon Hangang Park.
Aimed at creating "a residential complex closely tied to daily life, where the neighborhood commercial district and residents' everyday lives come together," the plan covers improvements to pedestrian and traffic systems, the addition of parks and convenience facilities, and a landscape plan designed to harmonize with the surrounding streetscape.
A public pedestrian passage will be created along the alignment of the existing road that runs east to west through the site. The pedestrian route from Mangwon Station to Mangwon Market and the Han River will be linked into a single pedestrian axis. Nearby roads running north to south, including Mangwon-ro 4-gil, will separate vehicle and pedestrian traffic to improve walking safety.
Surrounding roads connecting to Mangwon-ro will be widened to three or four lanes and 15 to 18 meters in width. Vehicle entrances will be placed on the west and south sides so that vehicle and pedestrian flows in the Poeun-ro commercial district to the east, which is not part of the site, are not disrupted.
A park and public parking facility will also be newly built. A park of about 4,800 square meters is planned for the southeast side of the complex, with public parking beneath it. Reflecting the views of merchants at Mangwon Market and Mangridan-gil, the plan also calls for visitor facilities including parking, public restrooms and rest areas.
Buildings along the complex boundary bordering the neighborhood commercial district will be relatively low. The section adjoining the rear of the Poeun-ro shops is planned at 12 to 13 floors, in the mid- to low-rise range, while small shops will be placed along the street frontage on Poeun-ro to blend with the surrounding commercial area.
Open views toward the Han River will be secured. An east-west view corridor will be set aside and linked to the public pedestrian passage so that views open toward the Han River and the surrounding area. The center of the complex is planned at up to 29 floors, forming a skyline in which building heights rise gradually.
The site's zoning will be upgraded from Class 2 General Residential (up to seven floors) to Class 2 General Residential (no floor-count limit), allowing a floor area ratio of 250% and about 1,550 homes.
Kim Chang-gyu, head of the Seoul Metropolitan Government's Urban Space Division, said, "We focused on improving traffic and pedestrian systems and convenience facilities, taking into account from multiple angles the needs of the Mangwon-dong commercial district and local residents." He added, "We will actively support the creation of a residential complex where the neighborhood commercial district and residents' lives come together."
