
As competition intensifies for redevelopment contracts in Seoul's four most sought-after districts — Apgujeong, Yeouido, Mok-dong and Seongsu — construction firms are tailoring their retail plans to each neighborhood. In Mok-dong, where demand for education is strong, builders are lining up large private tutoring academies and children's facilities, while in the ultra-high-end Apgujeong area they are building retail mixes around premium food and beverage offerings and luxury content.
Samsung C&T is reviewing a retail strategy with Savills Korea for the rebuilding of Mok-dong Complex 13, a project it is bidding for, according to redevelopment industry sources on the 20th. Savills is looking at tutoring academies, children's facilities, clinics and wellness businesses as the main tenant categories, reflecting Mok-dong's strong education demand.
In Apgujeong, luxury retail is emerging as the central strategy, reflecting the district's status as one of the country's most expensive residential areas. Apgujeong District 3 is planning commercial space that combines premium food and beverage outlets with cultural and lifestyle content, targeting the high-income residents expected to move in after the rebuilding. The nearby Galleria department store's luxury wing is also pursuing a renovation targeted for 2032, raising the prospect that the area's high-end retail district will strengthen further alongside the rebuilding projects.
In Yeouido, the district's position as a financial hub is feeding directly into retail planning. For the Hanyang Apartment complex in Yeouido, which it won, Hyundai Engineering & Construction plans to create a diversified, upscale residential development capable of supporting financial businesses, drawing on the site's general commercial zoning and demand from the surrounding Yeouido office district.
Builders are investing in specialized retail not only to win contracts but also to improve project returns by reducing vacancies and weak leasing. Locking in anchor tenants in advance helps defend rents and asset values, which also works in their favor in later presales or bulk sales. "In the past the focus was on dividing retail space into sizes that were easy to sell, but recently we are seeing more cases of working with specialist firms to think through how to energize the commercial district and tailor it to the residential area," said Kim Min-gyu, a director at Savills Korea's retail services division.
